FEES FOR LANDLORDS
Our standard fees are outined below.
These are however our maximum fees and are subject to change due to various deals and promotions we run throughout the year – to find out if you are eligible for any current deals or discounts please call us to discuss.
LEVEL OF SERVICE OFFERED
TENANT FIND: 10 % INCLUDES:
- Collect and remit initial month’s rent received
- Agree collection of any shortfall and payment method
- Provide tenant with method of payment
- Deduct any pre-tenancy invoices
- Make any HMRC deductions and provide tenant with the NRL8 if relevant
RENT COLLECTION: 12% INCLUDES:
- Collect and remit monthly rent received
- Agree collection of any shortfall and payment method
- Provide tenant with method of payment
- Deduct any pre-tenancy invoices
- Make any HMRC deductions and provide tenant with the NRL8 if relevant
FULLY MANAGED: 15 % INCLUDES:
- Collect and remit monthly rent received
- Pursue non-payment of rent and provide advice on rent arrears actions
- Deduct commissions and other works
- Undertake two inspection visits per annum and notify landlord of outcome
- Arrange routine repairs and instruct approved contractors (providing two quotes)
- Hold keys throughout the tenancy term
EXAMPLE OF FEES
On a 12 month managed long letting of £1,000 per month our total commission fees of 15% would be £1,500
On a 12 month non-managed long letting including rent collection of £1,000 per month our total fees of 12% would be £1,200
On a 12 month non-managed long letting of £1,000 per month our total fees of 10 would be £1,000

- Agree the market rent and find a tenant in accordance with the landlord guidelines;

Dependent on the number of bedrooms and / or size of the property and outbuildings
Deposit registration Fee:£0.00
- Register the landlord and tenant details and protect the security deposit with a Government-authorised Scheme
- Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy
Additional property visits £90.00
- To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance linked visit Submission of non-residents landlords receipts to HMRC £40.00
